Building Inspection
Our
multi-unit and apartment building inspection
services help potential buyers, sellers and
property managers to document property
conditions, address maintenance issues
and/or plan for improvements.
We offer the
inspection of low- to mid-rise apartment buildings (5-20
units) and high-rise complexes (over 21 units).

The inspection process we follow is very
systematic, ensuring that every unit (or an
agreed upon representative percentage of
units) is carefully inspected and areas of
concern documented. Our system allows us to
do the job properly with minimal
interruptions to tenants because we take the
same pride, care and concern with inspecting
multi-units as we do with single family
homes.
What's Covered?
Your multi-unit building inspection will
include but is not limited to the following
items, systems and components (assuming they
are present and accessible). Clients may
also work with us to develop a customized
scope of work.
•
The Lot, Landscape and Hardscape
Fences, garden walls; Paved walks, drives
and patios; Retaining walls; Decks,
terraces; Trees, scrubs; and Surface
drainage.
•
The Building Exterior
Exterior wall surfaces (brick, siding,
stucco, trim, etc.), windows, vents,
entries, porches, balconies, roof surfaces,
roof penetrations, chimneys, dormers,
flashings, soffits, fascia, gutters and
garages.
•
Structure,
Insulation, Venting, Moisture
Foundation, beams, columns, footings;
Floor, wall, ceiling and roof framing;
Basement and crawl space environments;
Attic, wall and crawl space insulation and
ventilation; and Chimneys and vents.
•
Mechanical Systems And Utilities
Electrical service entry, service panels,
wiring, outlets, lighting and controls;
Drinking water entry, piping, fixtures,
water pressure and volume; Waste water
piping, flow, venting, pumps; Ground water
management and pumps; Natural gas
distribution and integrity; Heating system,
distribution and controls, humidification;
Cooling system, distribution and controls;
Water heating and distribution; and Laundry
connections and equipment.

Living space
Wall, floor and ceiling surfaces; The
operation of doors, windows and hardware;
Kitchen surfaces and appliances; Bathroom
surfaces, fixtures and ventilation;
Fireplaces; Staircases; and Access to attics
and crawl spaces.

Garages
Siding, trim and roofing surfaces;
Garage structure; Overhead door and
Operator; Passage door; and Garage
electrical.
Sampling Method for Large Complexes
When the inspector randomly chooses a
percentage of the units to inspect
thoroughly (typically 10-20%), some units
will be located on the first floor, others
on the middle floors and some on the top
floor in order to check for roof leaks. The
inspection findings are then used to
approximate the overall quality and
condition of the building.
Reports also include a detailed
list of more immediate needed repairs within
each unit and a comprehensive outlook of the
property’s overall condition.

Completion Time
The amount of time needed on-site to
complete a project depends on the scope of
work and the number of units being inspected.

report preparation requires adequate office time following the on-site
