New Construction Inspection

We offer New Construction Inspections to buyers in the Atlanta Metro Area needing a reliable and non-biased professional opinion regarding the quality of the building and installation practices being utilized on their new home.

The new home construction process can be an unexpectedly overwhelming process for anyone. Our fully trained, knowledgeable and certified home inspectors and engineers help to guide you through the building process and protect the value of your home.

Our goal is to evaluate and report on the workmanship and construction of your new home during Foundation, Pre-Drywall and Final phases of the building cycle. The following standard inspections are utilized to ensure that major construction defects within your home are not covered up.
Image result for new construction homesPhase 1: Foundation Inspection (also known as Pre-Slab/Pre-Pour Inspection)
This inspection phase is performed by our licensed engineer prior to backfilling of soil against the foundation walls, after the forms have been removed from the concrete. The engineer will observe the foundation prior to laying the floor slab. Areas covered include:
Sewer and drain lines; Footings; Foundation walls; Surface preparation; Exterior waterproofing of the foundation walls; Drain tiles; Perimeter footing drains; Under drain system installation; Lot contour and grading; etc.

Phase 2: Pre-Drywall Inspection
(also known as a Framing Inspection)
Framing inspections are conducted just prior to the sheetrock being installed. This allows the inspection of mechanical and electrical systems to include HVAC equipment, structure/framing, electrical wiring, etc. Typical flaws must be identified during this phase of construction so as to remedy costly future problems caused by the initial oversight.

Phase 3: Final Inspection / Total Home Inspection
This inspection is conducted after the home is 100% complete but before your walk-through with the builder prior to closing. This allows items to be added to the builder’s final repairs punchlist. This inspection follows our Standards of Practice and covers the following items (Structure, Roof, Exterior, Interior, Attics, Foundation, Decks and Porches, Plumbing and Fixtures, Heating and Cooling Systems, Electrical Systems and others). Builder Warranty Inspection / Total Home Inspection
No home is perfect and there are problems that aren't discovered until the home is lived in.
Most builders offer a one-year warranty on new homes. In the 11th month or a brief time prior to the warranty's expiration, we can perform a thorough home inspection and provide a full report. Armed with this information, you can request any needed repairs or changes while your warranty is still valid.

Reports are ready within 24 hours and will include photos to help you better understand particular conditions in the report.
